    What is the Energy Efficiency Certificate and what is it for?

    The Energy Efficiency Certificate rates a property from the highest efficiency, with letter A, to the lowest, with letter G. This certificate is essential for renting or selling a property, and must also be displayed in sales or rental advertisements, which is why it is so important.

    The goal of this certificate is to ensure full transparency in the real estate market and to promote sustainability. At the same time, it aims to encourage energy improvements and reduce consumption.

    How do you obtain the Energy Efficiency Certificate?

    The owner must contact a qualified assessor – an architect, an engineer or another competent professional – to carry out an on-site inspection, reviewing the installations, insulation, orientation of the property and the condition of the materials.

    Once the inspection has been completed, the assessor prepares an energy report using approved software, such as CE3X or HULC. The certificate is then registered online with ICAEN, which issues the official label.

    The certificate is valid for 10 years.

    How can I check if my property already has an energy certificate?

    The certificate is mandatory for all owners of single-family homes and for the sale or rental of apartments or commercial premises.

    You can check the documentation for your property that you have on file. If you acquired the property after 2013, it is very likely that you already have an Energy Efficiency Certificate, as it was already mandatory at that time.

    If the property is rented, you can contact the owner to find out whether they have the certificate and if they can provide it.

    You can also consult the regional register to find your Energy Efficiency Certificate. Certificates must be registered with the competent authority of each autonomous community.

    There is also an online portal related to “Edificios eficientes” (Efficient Buildings), promoted by the Ministry for the Ecological Transition and the Demographic Challenge, where you may be able to find your certificate.

    Homes that do not need the certificate

    Currently, almost all buildings or houses must have an Energy Efficiency Certificate, even older properties, if they are being sold or rented.

    Only a few types of property are exempt, such as:

    Very small homes

    If the entire dwelling or building measures less than 50 m², the certificate is not required (although this may depend on whether it forms part of a larger building).

    Limited annual use

     If the property is used for less than 4 months a year, or if it consumes less than 25% of the typical annual energy use, the certificate is not needed. In this case, the owner must sign a declaration to confirm this.

    Protected buildings

    If the building is a monument or has historical or architectural value and is protected by law (even by the local council), it is exempt.

    Churches and religious buildings

    Places used exclusively for religious activities do not need this certificate.

    Temporary constructions

     If a building will only be used for a maximum of 2 years, it does not need the certificate.

    Industrial or agricultural buildings

    Spaces used as workshops, factories or for agricultural purposes, as long as they are not dwellings, are exempt.

    If you purchase a building with the intention of carrying out major renovations or demolishing it, you do not have to obtain the certificate beforehand.
