Certificate of occupancy

This document is necessary to rent or sell your property, register utilities such as water, electricity or gas, or apply for a mortgage.

The certificate of occupancy mainly certifies that the property meets minimum health, hygiene and safety conditions.

Loca Barcelona has qualified technicians who inspect the property and draw up the certificate, which is then approved by the Catalan Government.

Digital single window

The digital single window centralises the registration of short-term rental properties. The aim is to improve transparency, sustainability and access to housing. It also makes it easier to identify all tourist accommodation operating without a licence.

This document will become mandatory in 2025, and we also manage it at Loca Barcelona.

To do so, you must provide the Unique Registration Code (CRU), the property’s cadastral reference and the licence number issued by the Catalan Government.

Energy efficiency certificate

This certificate contains information about the energy characteristics of the property, mainly CO2 and energy consumption, and after evaluating it, assigns an energy label ranging from A (most efficient) to G (least efficient).

To obtain it, a certified technician must also visit the property, calculate and analyse it, and then issue a certificate so that it can be registered correctly.
