Nou Barris
The Nou Barris district is the most northerly district of Barcelona, and was home to much of the working-class immigration of the 1950s and 1960s. The district is now very residential.
Property rental prices are relatively low, which is ideal if you’re on a budget! You can live here for around €11.7 per square metre, and there are plenty of libraries, places to shop and monuments to visit.
Moderately-priced districts: a good alternative to the most expensive districts
Sants-Montjuïc
This district of Sants-Montjuïc, the southernmost in Barcelona, is known as the sea-mountain district, because it has access to both the sea and the mountains, while being well connected to Barcelona city centre.
Property prices here remain affordable, hovering around €13.8/m². It’s a great place to live, and Montjuïc Park is ideal for the more sporty among you!
Sant Antoni
Sant Antoni is a fairly lively district, thanks to the large number of students it caters for. It is famous for its market, where collectors gather every Sunday.
If you want to live close to the centre and the nightlife, and at a lower price than you’ll find in the city centre, then this is the area for you! Prices are around €13.96/m².
Gracia
The Gracia district, also known as the old Bohemian village, was once an independent village before becoming part of Barcelona. For those looking for an authentic place to live, this district is perfect!
To live in Gracia, you’ll need to pay around €14.1/m², which can start to get expensive depending on your income.
Most expensive districts: an ideal setting, but well worth the price
The Zona Alta
The Zona Alta comprises the city’s most residential areas, where per capita income is highest. These include Sarrià-Sant Gervasi, Pedralbes and Les Corts in general.
As you might expect, given the high standard of living in these areas, property prices are also high. In Les Corts in general, prices are around €13.9 per square metre. In the Sarrià-Sant Gervasi district, prices are €15.61 per square metre. Finally, in Pedralbes, you will rarely find prices below €17.08 per square metre, making it the district with the highest property prices in the entire Barcelona market.
Eixample
The Eixample district is one of Barcelona’s newest neighbourhoods. What makes it special? It’s dotted with houses by the famous architect Antoni Gaudi, which you can see if you take a stroll along Passeig de Gracia, for example.
The district is rich in shops, restaurants and bars, and the majority of the buildings are fine examples of the city’s architectural style, which has the effect of driving up property prices, which stand at €14.8 per square metre in this district.
Ciutat Vella
The Ciutat Vella district is divided into 4 parts: the Gotic, the Born, the Raval and the Barceloneta. This district has a historic charm, and the streets are lively from morning to night.
It’s probably this old-fashioned charm that makes it so popular, and explains the property prices here, which average €15.7 per square metre.
